Maintenance of the community
Maintenance is charged at Rs. 5 per sq. ft. of super built-up area per month. Your initial 5 years of maintenance is paid up front as an advance deposit at the time of purchase.
This locks your rate until 2031, so you will receive zero maintenance bills and no inflation hikes during this entire 5-year period. It covers 24x7 security, water treatment plant, common power backup, gardens, campus lighting, and waste management.
Uma Club & Medical Membership
Club & medical membership is Rs. 5,000 per person per month and is payable whether or not the home is occupied.
This includes complete access to the heated swimming pool, gymnasium, yoga and meditation sessions, library, pickleball court, on-site nurses present 24x7, and emergency doctor support.
Dining & Convenience Flexibility
The dining figure shown is the annual plan (Rs. 1,14,900 per person per year, approx. Rs. 9,575 per month), which works out roughly 30% below the daily rate.
You may also pay Rs. 150 a meal or Rs. 450 a day instead. Internal housekeeping is Rs. 2 per sq. ft., and laundry is Rs. 1,250 per person per month.
Stamp Duty, Registry & RERA
Stamp duty differs by the buyer's gender under Madhya Pradesh rules; both figures are shown. Stamp duty and registry are payable at actuals, and 1% TDS is deductible on the apartment consideration.

Frequently Asked Pricing Questions
What do I have to pay every month, no matter what?
Only two core components are mandatory:
- Society maintenance: Rs. 5 per sq. ft. of super built-up area per month. This covers round-the-clock gated security, gardening, water treatment plant, common area lighting, DG power backup, campus cleaning, garbage collection, and clubhouse upkeep.
- Uma Club and medical membership: Rs. 5,000 per person per month. This covers heated pool access, fitness gym, yoga sessions, library, indoor games, pickleball, wellness workshops, and on-site nurses present 24 hours a day.
All other daily conveniences (mess dining, flat housekeeping, laundry) are 100% optional.
Why is 5 years of maintenance collected up front?
It is not an extra charge. It is your first 5 years of monthly society maintenance deposited in advance.
This locks the rate at Rs. 5 per sq. ft. for 5 full years, protecting you completely from price inflation and giving you zero monthly maintenance bills to worry about until 2031.
Do I still pay monthly charges if the flat is unoccupied for a few months?
Yes, for society maintenance and club membership. Gated security, gardens, water supply, and 24x7 medical staff operate continuously for the whole campus regardless of occupancy.
However, usage-based optional services like daily dining, flat cleaning, and laundry are not billed when you are travelling or away.
What is excluded and billed separately?
- Electricity and piped water consumed inside your private flat (billed as per your individual sub-meter).
- Personal 1-on-1 bedside nursing attendants and specialized medical prescriptions.
- Outside hospitalisation, external diagnostic scans, and specialist doctor consultation fees.
- Personal vehicle fuel and personal cab trips.
